Innovative net zero modular housing provider, Starship Group, will be the first business to move into Hythe, Peel L&P’s Grade A office building at Wirral Waters.
As a Wirral founded housebuilder, Starship Group will use Hythe as their head office in order to expand their workforce and grow their local business.
Starship design and construct carbon zero homes throughout the UK, through the use of modular build technology, and install them in just a day and a half. The sustainable homes include high-grade insulation to lower energy consumption whilst reducing energy bills for residents. Starship also builds high-end residential properties along the west of the peninsula.
Starship Group was founded in 2020 following the merger of a number of highly successful property development and construction businesses and it was also behind the installation of three factory-built carbon-zero homes locally in New Ferry.
Hythe’s high standards in sustainability and its BREEAM-Excellent rating were a huge draw for Starship, whose mission is to deliver a new and innovative approach to property development across its residential and commercial portfolios.
Staff wellbeing was also an important factor in its decision to move its 20 strong head office team to Hythe, which was designed to maximise the health and wellbeing of workers and to accommodate the latest innovations in digital connectivity.
Starship Group will take half of the second floor of Hythe which it plans to fit out and furnish with a view to occupying in April.
Hythe, which is part-funded by the Liverpool City Region Combined Authority, is located in the Four Bridges neighbourhood of Wirral Waters, which already includes Wirral Met College and plans for Egerton Village, a waterside retail, leisure, arts and event space that will provide local amenities and facilities for the businesses and residential communities at Wirral Waters.
Richard Mawdsley, Director of Development for Wirral Waters at Peel L&P, said: “Starship’s endorsement of Hythe is great news for Wirral Waters. It is fantastic that Wirral businesses, like Starship, are seeing the potential of this great location, along with its outstanding sustainability credentials, and are wanting to return to their local roots.
“Hythe also offers stunning views and innovative technology and I have no doubt that it will continue to attract more businesses and entrepreneurs to the Wirral, helping to accelerate growth and attract economic prosperity.
“We are very excited about our new relationship with Starship Group as our values are very closely aligned and we both believe that further opportunities exist for us to work together in the future, so watch this space.”
Dave Dargan, Managing Director at Starship Group, added: “We are excited to call Hythe our new home. When looking for a location for our head office, the synergy of innovation, sustainability, and local enterprise between Starship Group and Wirral Waters meant that Hythe was an amazing place to grow our business. We are looking forward to working with Richard and his team at Peel L&P and in playing our part with the exciting plans for the future.”
Steve Rotheram, Mayor of the Liverpool City Region said: “As one of the most sustainable buildings in the country, Hythe has all the potential to become one of the North West’s flagship homes for ambitious, environmentally conscious businesses.
“This development couldn’t have arrived at a more important time. Our city region has set an ambitious target to be net carbon zero by 2040 at the latest and, if we are serious about reaching that ambition, we need to have outstanding facilities that will attract like-minded, forward-thinking companies to lay down their roots here. It’s why we invested £3m to help make it happen.
“It’s fantastic to see that it has already attracted its first tenants, who bring with them the vital skills that we’ll need on our journey to achieve net zero, and have the expertise to deliver the much-needed sustainable, quality housing that our communities deserve. I’m sure they’ll be the first of many.”

About Wirral Waters
Wirral Waters is a 500-acre site comprising former dockland which Peel L&P inherited following the acquisition of the Mersey Docks and Harbour Company in 2005.
Peel L&P has launched a 30-year strategy which will see Wirral Waters become one of the largest regeneration projects in the UK.
It will transform the derelict site into a sustainable location for local and international businesses, creating more than 20,000 permanent jobs for the Liverpool City Region, as well as offering new housing opportunities.
The Wirral Waters project is supported by central government and was designated Enterprise Zone status in 2011 – one of the first four Enterprise Zones in the UK and known as the Mersey Waters Enterprise Zone.
